My Story

Building trust, one transaction at a time — for over eight years in Vancouver's most coveted neighborhoods.

I grew up just blocks from Pacific Spirit Regional Park, spending my weekends cycling through the forest trails that wind between UBC and the beaches of Point Grey. Long before I entered real estate, I understood something essential about this part of Vancouver: it isn't just a location — it's a way of life. The towering Douglas firs, the salt air drifting up from Spanish Banks, the quiet residential streets that give way to one of the world's great research universities — these are the things that make the UBC area unlike anywhere else in the city. It's what drew my own family here decades ago, and it's what continues to draw families, scholars, and professionals from around the world.

After graduating from the University of British Columbia with a degree in Business, I knew I wanted a career rooted in this community. Real estate was a natural fit. I saw an underserved need — particularly among international students, faculty members relocating to UBC, and immigrant families navigating the complexities of the Canadian housing market for the first time. These clients needed more than an agent who could open doors and fill out forms. They needed someone who understood their unique circumstances, who could communicate in their language, and who genuinely cared about helping them make the right decision — not just the fastest one.

Eight Years, 200+ Closings

Over the past eight years, I've had the privilege of helping more than 200 families buy or sell property across Vancouver's Westside — totaling over $380 million in transaction volume. I specialize in the University Endowment Lands, Point Grey, Dunbar, and Kitsilano. I know every building, every street, every micro-neighborhood. I can tell you which floor plans in Wesbrook Village get the best morning light, which blocks in Point Grey fall within the Queen Mary Elementary catchment, and which Dunbar side streets have the quietest, most family-friendly feel. This isn't knowledge you can get from an MLS listing — it comes from years of walking these streets, attending open houses, and listening to the people who live here.

Bilingual Advantage

I'm fluent in both English and Mandarin (普通话), which allows me to serve a wide range of clients with equal ease and depth. For my Mandarin-speaking clients — whether they're parents sending a child to UBC, investors exploring Vancouver's real estate market, or families newly arrived in Canada — I provide service entirely in their preferred language. That means contracts, negotiations, market analyses, and every conversation along the way. Real estate is one of the biggest financial decisions anyone makes; you should never have to navigate it with a language barrier. I'm also available on WeChat, making it easy for international clients to reach me across time zones. I respond within the hour, because I know how stressful waiting can be when you're making a decision this significant.

School Catchments & Community Knowledge

One of the things my clients value most is my deep understanding of school catchment areas and how they influence property values on the Westside. I track catchment boundaries for top-rated schools including Queen Mary Elementary, Lord Kitchener Elementary, Lord Byng Secondary, and University Hill Secondary. For families with school-age children, being in the right catchment isn't just a preference — it's a priority. I help clients understand exactly where those lines fall, how they've shifted over time, and what properties are available within their target catchment. This kind of granular local knowledge regularly saves my clients tens of thousands of dollars and months of frustration.

My Philosophy

"I don't sell houses. I help my clients make the right decision." That's the principle that guides everything I do. Some agents push for quick closings. I push for the right outcome. If a property isn't the right fit, I'll tell you — even if it means a longer search. If the market conditions suggest waiting, I'll advise patience. My goal is to be the kind of agent you'd recommend to your closest friend, because the relationship matters more than any single commission. I take a data-driven approach to every transaction: I analyze comparable sales, pricing trends, days-on-market metrics, neighborhood supply levels, and seasonal patterns. When you work with me, you're not getting gut feelings — you're getting informed strategy backed by hard numbers.

Community Involvement

Beyond my work as a REALTOR®, I'm deeply involved in the communities I serve. I volunteer with the UBC Alumni Association, sponsor youth sports teams in the Dunbar and Point Grey area, and participate in Pacific Spirit Park conservation efforts. I believe that being a great real estate professional means being a great neighbor first. Every year, I host a community market update event where homeowners and prospective buyers can learn about trends, ask questions, and meet their neighbors. It's one of my favorite things I do, because it brings people together around a shared interest in the place we all call home.

Whether you're buying your first condo near UBC, upgrading to a family home in Point Grey, downsizing in Dunbar, or selling an investment property in Kitsilano, I'd be honored to help. Real estate is personal, and I treat every client's goals as if they were my own. Let's talk about what you're looking for — I'm just a call, text, or WeChat message away.
